School district boundaries in Long Island are hard lines — not approximate. Your address determines where your child goes to school. Miss the cutoff date for enrollment by a month, and you're looking at another full year in the wrong district, or scrambling for a transfer.

The best family neighborhoods — Commack, Smithtown, Northport, Cold Spring Harbor, Syosset, Plainview — fill up fast in May-July. By August, the inventory that remains is what didn't sell during peak season. The best homes go first.

• July 15 – Aug 1: Final window to realistically close before school starts. Competition intensifies.
• After Aug 1: Too late for a September move-in unless the deal is already in progress. Wait until fall or next spring.

How to Move Fast Without Making Mistakes

2. Get a full pre-approval this week. Not a pre-qualification — a full lender approval. It makes your offer competitive and removes the biggest contingency sellers worry about.
3. Know your 3 must-haves. Trying to find the perfect home takes too long. Know what's non-negotiable, be flexible on the rest.
4. Be ready to move in 24-48 hours. When the right house comes up — and it will — you need to be ready to act. Second guessing loses good homes.
